Location

Sveti Vlas (Saint Vlas) is a picturesque town located at the base of the gentle slopes of the Balkan Mountain Range (Stara Planina) and where the mountains spill into the Black Sea. Residence Château Nessebar is located in a quiet area of Sveti Vlas, just a 100 meters from the beach.

Architecture

The architectural design of Residence Château Nessebar incorporates and reflects architectural elements from the Bulgarian national revival such as red roof tiles, and wood framed windows. The effect is both pleasing to the eye and sympathetic to the old houses on the Island of Nessebar.

The Residence

Residence Château Nessebar is constructed in 3 core building modules “A”, “B” and “C”, each comprising of 4 levels. Module “C” has an annex building with link terraces.

Apartment Type and Specification

There are three types of apartments within the residence as follows:

  • 37 x One Bedroom (apartment size from 52 to over 88 sqm)
  • 10 x Two Bedroom (apartment size from 87 to over 111 sqm)

 

All ground floor apartments will have West, South or East facing terraces. All 2nd, 3rd and Penthouse level apartments will have West, South or East facing balconies. Some of the apartments have both West and East facing balconies.

Client Payment Terms

  • Reservation - €1,000 deposit to secure your apartment for 2 weeks while you exchange
  • On Exchange - 30% of purchase price in € less your reservation fee (converted to € at time of exchange)
  • On Completion of the Building Shell - 30% of the purchase price
  • On Final Completion - balance of 40% of the purchase price

 

Maintenance

BulAnglia will provide, via a third party, ongoing estate and buildings management and maintenance of Residence Château Nessebar: The purpose is to ensure the high standards at completion are retained over the long term. The management of this company will be directly influenced through apartment owner input and vote. Sales completion will include the entering into a management agreement by the purchaser with the management company. The annual service charges will be set by the management company dependent upon apartment size and are expected to range between €7 and €9 per square metre including VAT at the prevailing rate.

Rental Management and Resales

A rental management option will allow purchasers of Residence Château Nessebar to benefit from rental income. The company will also assist with resales in the development.
