Buying a property

Property purchase is a straightforward process: A private purchase contract is raised after reserving your apartment and is notarised upon completion of the Residence. A copy of the purchase contract can be provided on request prior to reservation.

The development is covered by a 10-year guarantee, similar to the NHBC guarantee in England.

In who’s name can you buy the property?

There are several ways to buy property. You can buy it:

  • in your own name
  • in the joint names of you and your partner or any co-buyer.
  • in your children’s name(s) or someone who will inherit the property from you.
  • in the name of a limited company, either registered in the UK or Bulgaria.

 

Signing the title deed

The title deed proves who is the owner of the property and contains detailed information about the property. It is signed upon final completion of construction works in front of a Notary Public by you or someone with a power of attorney granted by you.

Legal fees associated with the purchase

The fee is paid to the Notary Public by the buyer for the preparation of the Title Deed. A municipality tax is paid upon title deed transfer. The amount depends on the value of the property, but is usually not higher than 3% of the total price of the apartment.
